Why Buy to Let Property Investment is a Good Thing

When investors purchase a buy to let property investment they are often led astray by the thought of quick and easy money.

While the market for buy to let property can fluctuate, it is normally strong. However, there are certain rules that need to be followed in order to maximize profits and income. Learning these tips will greatly influence the end gains of the buy to let property investment.

  1. The money is in the mortgage. When you find that perfect property at auction or elsewhere that has been repossessed and the bank is begging investors to take it off their hands, buy that house.

    These homes are often the ones that are selling far below market value and thus are able to be mortgaged for a great price. The less money you have to put into the property the better.

    On top of that, the less the mortgage is the better as it means you monthly payments will be less and therefore you have a chance of making more money on the monthly rental of your buy to let investment property.


  2. After someone’s property has been repossessed, they will need a home. Repossessions are at an all time high and people are being forced from their homes and out into the street. Well, not exactly the street.

    When a homeowner is unable to pay the mortgage on a home, they often turn to renting to provide shelter for their families. This makes the high rates of repossessions great for the buy to let investor. The bottom line truth is that the more homes that the banks repossess the more potential renters in the market to let your property to.

  4. Young neighborhoods can be great profit earners. One of the best reasons to become a buy to let investor is those fantastic opportunities to make great money. Young neighborhoods and neighborhoods in the vicinity of hospitals and universities are among the best places to look for property to let. Many times nurses and university students don’t want to buy a property; they just need somewhere to live. This is especially true of Nurses at the beginning of their career who might move between hospitals in the early years. Ones later in their career, and with more stability in their life, will perhaps be looking at obtaining their own mortgages.

    As an investor, buying the right buy to let property investment can be VERY profitable.

As mentioned earlier, the buy to let market can, and does, fluctuate. But, one thing that makes investment properties more profitable is the fact that when the buying market is down, the renting market goes up.
